Encumbrance Certificate Online in Telangana: How to Search, Read and Rely on an EC

In Telangana, you search an Encumbrance Certificate on the IGRS portal, registration.telangana.gov.in, by document number or by property details. Choose a long search period, ideally 30 years, review every registered sale, mortgage and release, and pay the portal fee for a digitally signed copy. An EC lists registered transactions only.

What an Encumbrance Certificate shows

An Encumbrance Certificate (EC) is a statement, drawn from Sub Registrar Office records, of every document registered against a property during the period you choose. It lists sales, gifts, mortgages, releases, partitions, leases and registered powers of attorney. If nothing was registered in that period, you receive a nil statement.

Banks ask for it before a home loan, buyers' lawyers ask for it before an advance, and an NRI owner should pull one every year simply to confirm that nothing has been registered against the property without their knowledge.

How to get an EC online, step by step

  1. Go to the IGRS Telangana portal and open the Encumbrance Search (EC) service. Create a citizen login if prompted.
  2. Choose the search route: by document number (document number, year and Sub Registrar Office) or by property details (district, SRO, village, survey number, house or flat number).
  3. Set the search period, from the earliest year you need to the current date.
  4. Review the on screen statement carefully before paying.
  5. Pay the fee shown at checkout and download the digitally signed EC. Keep the PDF with the date of issue.

Search by document number whenever you can. Property detail searches depend on how names, survey numbers and flat numbers were typed years ago, and a small spelling difference can hide an entry.

How many years to search

Thirty years is the common standard for title verification in Hyderabad, because it covers most chains of ownership back to the original layout or allotment. Online records on the portal generally begin in the 1980s. Entries older than the online archive require a manual search at the Sub Registrar Office, and for older properties that manual search is often where the real surprises are found. How many years should an EC cover?

Why is my property not showing in the EC search?

The most common causes are the wrong Sub Registrar Office, a different spelling of the survey or flat number, or documents older than the online archive. Search by document number where possible.

Does an EC cover agricultural land?

An EC lists documents registered at the Sub Registrar Office for any property. For agricultural land, also check the revenue record on the Bhu Bharati portal, which shows the recorded owner, extent and nature of land.

Is a clean EC proof of clear title?

No. It shows registered transactions only. Unregistered claims, pending suits, prohibited land lists and lake buffer restrictions need separate checks as part of a full title verification.
