How often do I get the updates for my property? Ans) ProbityPM provides monthly financial statements and rent alerts, periodic (every 3–6 months) property inspection reports with photos, and immediate notifications for emergencies or tenant changes. All updates are accessible 24/7 through your digital Owner Portal.
How do I get the monthly rent for my property? Ans) ProbityPM collects rent electronically from tenants and deposits the balance directly into your bank account after deducting management fees or pre-approved expenses. You’ll receive automated notifications for both the collection and the payout, with all transaction records tracked in your Owner Portal.

What is home inspection and why is it required? Ans) A home inspection is a professional "health check" of a property’s structure, electrical, and plumbing systems. It is required to uncover hidden defects before they become costly repairs, ensure the safety of the occupants, and provide a documented baseline of the property's condition to prevent disputes between landlords and tenants over damages.
Is there an assured time frame for renting out a property? Ans) Typically rented within 2 weeks to 2 months; we work to rent your property as quickly as possible.

Does ProbityPM rent out the property as per the owner's preference? Ans) Yes.
Does ProbityPM set the rent? Ans) No, ProbityPM recommends.
What if the tenant found by ProbityPM vacates midway? Is ProbityPM responsible? Ans) ProbityPM is not financially liable for the tenant’s departure, but they are responsible for enforcing the lease. They manage the forfeiture of the security deposit to cover your losses, handle the legal exit formalities, and prioritize finding a replacement tenant immediately to minimize vacancy. Essentially, they protect your interests by ensuring the tenant pays the agreed-upon penalties for breaking the contract.
What is the duration of an End-to-end management service agreement? Ans) The standard agreement duration for ProbityPM is one year (12 months) with an annual renewal cycle. This duration is strategically chosen to align with India’s standard 11-month rental agreements, allowing the manager to seamlessly handle tenant renewals or exits. While the commitment is yearly, most contracts include a 30 to 60-day notice period, giving you the flexibility to terminate the service if your needs change.

What if the tenant had vacated midway during the initial year itself? What would be the cost in that case? Ans) We will find a new tenant.
Is the initial payment refundable? Ans) No.
What if there is any repair or maintenance work? Ans) We will arrange a vendor inspection and provide a repair quotation. Work will proceed only after the owner’s approval.
What if the owner does not want Supervision? Will we still charge? Ans) If the owner opts out of supervision and does not use our vendor, no supervision fees will be charged. However, using our vendor without opting for supervision is not permitted.
What if the owner is not okay with the vendor quotation? Ans)If the owner has a trusted vendor, we are happy to work with them as well.
What if the owner wants to add or remove a point or make some changes in the agreement? Ans) if the changes are reasonable, we can make the changes in Agreement.
What is the frequency of inspection in End-to-End property management? How is the inspection result presented? Ans) A mandatory inspection will be conducted once every three months, with a detailed report shared and uploaded to your ProbityPM.in profile.
Is every payment from the tenant directly deposited to the owner's bank account? Ans) Yes
What are the legal and courier expenses involved for the owner and the tenant? Ans) Legal expenses cover costs related to legal documentation, including the rental agreement, which is shared equally by the owner and the tenant. Any courier or material delivery required for the owner or tenant will be charged separately as courier charges.
What if the tenant vacates in the second year and we find a tenant only in the third year? Ans) If the tenant vacates in the second year and a new tenant is secured only in the third year, a fee of 1.25 times one month’s rent plus GST will be payable for the third year.
What happens if the owner finds a tenant from a different source other than you? Ans) If the owner sources a lead independently and chooses ProbityPM to take it forward, full-service charges will apply upon successful move-in. If the owner does not require our services for such leads, no remaining charges will be payable. However, full fees will apply if the owner engages us for subsequent steps such as tenant verification, move-in, or related services.
For Tenants
Who will be the point of contact for me after onboarding? Ans) We will assign a dedicated operations manager and operations associate.
What will be the mode or channel of communication with the owners after onboarding? Ans) We will create a WhatsApp group for seamless communication between you and the operations team. The owner may add additional contacts if required. This group will be the primary communication channel, with calls used if needed. All key documents, including invoices, reports, and agreements, will be shared via your ProbityPM login and notified by email.
Do we prepare a rental agreement between the tenant and owner? Ans) Yes.
