Why This Checklist Matters More Than It Looks

Every item on this checklist exists because at some point in the last decade, its absence caused a Hyderabad property purchase to fail, delay, or expose the buyer to loss. NRI buyers need everything on the resident list plus the NRI specific category. The Power of Attorney is the most important addition, because most NRI purchases are completed with the NRI physically abroad and a POA holder representing them in India. The POA must be executed in the NRI country of residence, apostilled or Embassy attested, and then registered in India before it can be used for the property transaction.
